The foundational agreement defining the contractor relationship for LeasedTourz Professionals.
Guides are engaged as independent contractors, not employees of LeasedTourz or DivaddLimited. Nothing in this agreement creates an employment, partnership, joint venture, or agency relationship. Guides are solely responsible for their own business operations.
Guides are not entitled to employee benefits, including health insurance, paid time off, retirement benefits, or workers' compensation. Guides are responsible for their own taxes, insurance, and business expenses. LeasedTourz does not control the means or methods by which Guides perform tours, except as set forth in Platform standards.
Guides are responsible for arriving on time, conducting professional tours, adhering to the Tour Standards Policy and Guide Code of Conduct, and submitting post-tour reports. Guides must maintain professional conduct and represent LeasedTourz and its clients with integrity.
Guides set their own availability through the Platform. Guides are not guaranteed a minimum number of tours. Tour assignments are based on availability, location, qualifications, and the AutoTourβ’ dispatch system.
Guides are compensated per completed tour at the rates displayed in the Guide App. Compensation varies based on tour type, location, and performance tier. Payments are processed according to the selected payout method. See the Billing Policy for payment timelines.
Guides are responsible for providing their own equipment, including a smartphone with internet connectivity, transportation, and any tools needed to conduct tours. LeasedTourz may provide branded attire and training materials.
Guides are encouraged to maintain appropriate insurance coverage, including auto insurance and general liability insurance. Depending on the market and tour type, certain insurance coverage may be required. Guides should consult with an insurance professional.
All Guides must pass a background check before being activated on the Platform. Background checks may include criminal history, identity verification, and sex offender registry checks. See the Background Check Policy for details.
Guides are evaluated based on punctuality, tour quality, conversion influence, client ratings, and professionalism. Performance is tracked through the Platform and contributes to performance tier classification (Gold, Silver, Bronze, Needs Support). See the Guide Code of Conduct for standards.
Guides must maintain the confidentiality of client information, property access codes, prospect information, and Platform data. Guides may not share, sell, or use confidential information for purposes outside of conducting tours. This obligation survives termination of the contractor relationship.
Guides must adhere to all Platform policies, including the Tour Standards Policy, Guide Code of Conduct, Safety Policy, and Acceptable Use Policy. Violations may result in warnings, suspension, or removal from the Platform.
LeasedTourz reserves the right to remove Guides from the Platform for violations of policies, poor performance, or unlawful conduct. Guides may be removed immediately for serious violations. See the Acceptable Use Policy for the account suspension and termination process.
Guides are responsible for reporting and paying all applicable federal, state, and local taxes on their earnings. LeasedTourz will issue Form 1099 to Guides who meet the IRS reporting threshold. Guides should consult a tax professional regarding their obligations.
